Jesse Luke of EquiCap Commercial, along with Anne Williams of Marcus & Millichap’s office in Memphis, TN, and Brian Hosey of Marcus and Millichap’s office in Saddle Brook, NJ, closed the sale of Clermont Self Storage in Cape May Courthouse, NJ. The buyer and seller weren’t identified. The purchase price wasn’t disclosed. The facility, at 27 Clermont Drive, offers 292 units in 38,780 rentable square feet.

The REIT, sponsored by SmartStop Self Storage REIT Inc., purchased Capitol Drive Self Storage in Milwaukee, IL, through a certificate-of-occupancy deal. The seller wasn’t identified. The purchase price wasn’t disclosed. The facility, on 3.95 acres at 3420 W. Capitol Drive, features 770 units in 83,310 net rentable square feet. Jesse Luke and Scott Rihm of EquiCap Commercial closed the deal.

398-Unit Storage Sells in MI

StayLock Self Storage has acquired Battle Creek Self Storage, a 53,480-net-rentable-square-foot facility in Battle Creek, Mich. from Kingdom Storage Holdings. EquiCap Commercial and Pogoda Cos. arranged the sale on behalf of both parties.

Located at 1061 E. Michigan Ave., the facility is close to interstates 94 and 194, around 3 miles from Battle Creek’s downtown. Battle Creek Self Storage is surrounded by many residential properties, including the 188-unit Lakeside Apartments and 564-unit Pine Knoll.

 

The seven-building storage asset was constructed in two phases in 1998 and 2004 on a 4.3-acre site and encompasses 398 units ranging from 24 to 480 square feet. The gated facility features drive-up access, security cameras and parking and RV parking spaces. Additional services include on-site management and 24-hour access.

An out-of-state self-storage operator purchased Merrillville Storage in Merrillville, IN, from an unidentified seller for an undisclosed amount. The facility, at 3950 W. 73rd Ave., features 183 storage units in 32,000 net rentable square feet. The Self Storage Advisory Group at St. Charles, IL-based EquiCap Commercial LLC brokered the deal.

EquiCap sells self-storage facility in Toledo

The Self Storage Advisory Group at EquiCap Commercial closed the sale of State Self Storage at 6115 Telegraph Road in Toledo, Ohio. The property is a recent conversion of a lumberyard, and is currently in lease-up.

Jesse Luke, managing partner of EquiCap Commercial, represented the buyers, a group of experienced, out-of-state private owners with whom he has worked with in the past on multiple closings.

The Self Storage Advisory Group at EquiCap Commercial with Secure Development Inc recently closed the sale of SecureHold Storage, a two-property portfolio in Fort Wayne and Auburn, Indiana.

These fully-automated self storage operations feature 503 units, 55,800 net rentable square feet and are well located within their respective towns.

EquiCap Brokers Sale of IL Self-Storage Facility

EquiCap Commercial has arranged the sale of All American Self Storage, a 31,750-rentable-square-foot facility in Minooka, Ill., for $2.3 million in an off-market transaction. EquiCap’s Self Storage Advisory Group represented the seller and the buyer, a Chicagoland-based operator, in the transaction.

Located at 1000 South Ridge Road, the facility provides access to interstates 80 and 55. All American Self Storage is 14 miles from the city of Joilet, Ill., and an hour’s drive from Chicago. Built in 2004, the five-building facility occupies 4.3 acres and comprises 213 units. The asset provides drive-up access, security cameras and parking spaces.

“This deal represented an off-market transaction, where the seller had an unsolicited offer on the table from a large national operator. However, due to our relationships, we were able to secure a more acceptable price point from a local 1031 buyer. This ultimately netted the seller more proceeds at the closing,” said Jesse Luke, managing partner at Self Storage Advisory Group, in prepared remarks. 

Another recent Chicago-area self-storage deal is the sale of Space Savers Storage Storage, in Romeoville, Ill., located twenty miles from Minooka.
